Investment Strategy
Anderson Acquisition’s investment philosophy is to identify multi-family, commercial and residential properties that are well located within strong markets that exhibit upside potential. Properties possess common characteristics: they properties are structurally sound, cosmetically impaired, and located in areas of strong growth.
All properties are purchased below market in established and up and coming markets. Upon acquiring the property, the property is renovated, leased and held until full potential is realized and/or property is converted into potentially more profitable property. This strategy has proven successful for Anderson Acquisition, and investors are always in an equity position.
How do we do it?
Location drives where we purchase. Properties tend to be in exclusive neighborhoods, and require nothing but sweat equity to bring them back to pristine condition. We look at properties priced at 70% below potential retail, so upon closing with only small cosmetic repairs, we are at a 20 to 30% equity position. On average, within the first year of ownership, we have a 1,500% cash-on-cash return on investment. Our average property appreciates at 18% in value thereafter.
